LeaseLinker

Overview: LeaseLinker is a SaaS platform that streamlines the rental process for apartments by automating tenant screening, lease management, and digital documentation, helping property owners and agencies efficiently handle multiple listings and tenants online.

Problem Statement: Finding, screening, and managing tenants is time-consuming and prone to errors or miscommunication. Manual checks, paperwork, and back-and-forth negotiations increase friction for both property owners and renters, especially in fast-moving rental markets.

Solution: LeaseLinker provides a centralized dashboard for property owners to list apartments, receive standardized digital applications, run automatic background and credit checks (integrated with local databases), generate and sign digital lease contracts, and collect rent online. Tenants can apply, submit documents, and track their rental process in one place. Automated reminders and compliance checks further reduce administrative hassle.

Target Audience:

  • Individual landlords
  • Small and medium property management companies
  • Real estate agencies
  • Institutional investors with rental portfolios

Competitive Analysis: Unlike general property listing sites, LeaseLinker focuses on the end-to-end rental workflow and legal compliance. It integrates Polish (and potentially other CEE) specific tenant databases, is localized legally and linguistically, and includes rent payment collection and auto-reminders. It differentiates itself from generic property CRMs by deeply focusing on rental contracts, digital signatures, and compliance.

Revenue Model:

  • Monthly/annual subscription tiers for landlords/agencies (based on number of units managed)
  • Transaction fee per signed digital lease or payment
  • Premium features (e.g., advanced background check credits, additional document storage, API integrations)

Technical Requirements:

  • Secure cloud infrastructure and multi-user dashboards
  • Integrations with national credit/check registries and payment services
  • Digital signature and document management module (compliant with EU eIDAS/IPLA regulations)
  • Encrypted tenant/landlord data storage
  • Responsive web (and optionally mobile) UI for both parties
  • Localized language and compliance modules (starting with Polish market, scalable to other CEE countries)
